  • Agents are using AI to brainstorm marketing ideas, write quick email responses, and even translate listings into catchy social media captions.
  • The verdict so far? It’s a promising time-saver, but it works best as a helper, not a replacement. Smart agents double-check AI-generated text for accuracy and add their personal touch so their unique voice still shines through.
  • There’s a new, real-estate-specific AI tool we came across—Dual AI, and it’s designed to make CMAs a whole lot easier. Trained on MLS data, it uses AI to help agents analyze comps, summarize market trends, and write clear, professional CMA reports in way less time. With flowers blooming and trees leafing out, curb appeal is the hot topic this week. Little outdoor upgrades can mean big returns. A freshly mulched lawn, pops of colorful flowers, or a new coat of paint on the front door can make buyers swoon before they even step inside.

  • Research shows strong curb appeal can account for up to 7% of a home’s value, according to the Journal of Real Estate Finance and Economics!
  • Encourage sellers to spruce up the front yard and pressure-wash that walkway.
  • First impressions are everything – and a home that says “welcome” at first glance can sell faster and for a premium.

đŸ« School’s Out, Buyers are Moving

Summer is heating up, and so is the market! As the school year wraps up, family buyers are gearing up. Memorial Day isn’t just the start of summer – it’s the kickoff of moving season for many. According to NAR, households with school-aged kids often plan moves during summer break, meaning late May and June bring a surge of motivated buyers trying to settle in new homes before the next school year.

  • Be ready for an uptick in activity.
  • If you have listings with kid-friendly yards or extra bedrooms, now’s the time to highlight those features.
  • And if you’re working with sellers, remind them more buyers out shopping could mean multiple offers.
