Who Needs to Renew Their Tennessee Real Estate License?

All active Affiliate Broker and Brokers must renew their real estate license every two years by the license expiration date.

What are the Tennessee Real Estate Continuing Education (CE) Requirements?

All licensees must complete sixteen (16) hours of continuing education, including a 6-hour TREC Core course for license renewal. If you are a TN Broker and this is your first renewal, scroll down for the first renewal requirement for Brokers.

When is the Tennessee Real Estate Continuing Education Due?

Continuing education must be completed by the license expiration date.  Make sure you complete your courses with enough time for schools to report your completion to CE Broker and for you to renew your license with the State.

How Can I Complete My Tennessee Real Estate Continuing Education?

Continuing education hours may be completed live in person in a classroom or webinar, or online.  All providers and courses must be approved by the Tennessee Real Estate Commission.

Are There Any New Updates to the Continuing Education Requirements in Tennessee?

While there are no new updates, per TREC regulations, courses over 8 hours in length are required to have a minimum exam pass score of 70%. Empire Learning has a complete 16-hour TN Renewal package that does not contain a course over 8 hours. A final exam is NOT required for the 6-hour TREC Core course.

Per TREC regulations, licensees are allowed to receive Core course credit for any Core course version they like at any time, as long as that course is still TREC-approved.  Empire Learning offers the 2025-2026 TREC Core Course in addition to the previous year’s versions of the course.

This is My First Renewal as a Broker in Tennessee. What Do I Need to Do?

Brokers must complete one hundred-twenty (120) additional hours of Commission-approved education before the third anniversary of their broker license. If during these three years, the 120 hours are not completed, the Broker will have one additional year to complete the required hours while accruing a $50 fee each month. If the 120 hours are not completed by the end of the fourth year, the Broker has the option to downgrade their license or retest/reapply for licensure. This is My First Renewal As A Salesperson in Tennessee. What Do I Need To Do?

The CE requirements for the first renewal are the same as for subsequent renewals: complete 16 hours of CE, including the current TN Core course. Then, renew your license by the license expiration date.

How Do I Know Empire Learning Is an Approved Provider in Tennessee?

To view Empire Learning on the list of Providers, go to the Course Search page on CE Broker.  Drop down to “Real Estate Broker” and click “Find Courses. On the left menu, enter “Empire Learning” under Educational Provider.

How Does TREC Verify My CE Completion?

All providers in Tennessee are required to report course completion to CE Broker.  You may log in to your CE Broker account to verify your reported course completions.

Renewal Information

After completing the continuing education requirements, Tennessee real estate licensees are required to complete their application for license renewal online at the new TN Core website. You must renew by midnight of your renewal due date to avoid lapsing and incurring a late fee.
